THE TERMS AND CONDITIONS OF THE HOLIDAY LETTING AS AGREED TO BY BOTH PARTIES ARE AS FOLLOWS:
RESERVATION DEPOSIT- To secure a booking we require a deposit the equivalent of one (1) weeks rent. This is to be paid within forty eight (48) hours of placing the booking. If this is not received the reservation will become void.

A merchant fee of 1.3% applies to all Visa, Mastercard and Bankcard transactions. A fee of 3.025% applies to all American Express transactions. |
FINAL PAYMENT AND SECURITY BOND, TELEPHONE BOND AND CLEANING FEE- The balance of the total tariff together with the security bond, telephone bond and cleaning fee are to be paid 14 days prior to the start of the booked period by cash or cheque. This is essential and if it is not paid the booking is cancelled. THE SECURITY BOND will be held until inspection after the premises are vacated. If no damage has occurred, or extra cleaning required, It will be refunded to you within 30 days. IT WILL NOT BE REFUNDED ON DEPARTURE AND IS NOT AVAILABLE AS CASH. No refund of any unused portion of a holiday will be made.
CANCELLED OR TERMINATED BOOKINGS A cancellation fee of $500.00 will apply under ANY and ALL circumstances. I) if the property is relet for the total formerly booked by you, the cancellation fee only will be charged and the balance refunded. II) If the property is NOT re-let for the total period formerly by you, only the security bond, telephone bond and cleaning fee will be refunded.
KEYS- keys will not be made available until ALL monies have been paid in full to the Agent before keys are issued and occupation of the premises. Arrangements for the collection of keys outside office hours should be make prior to arrival.
CHECK-IN AND VACATING TIMES: Occupation commences from 2.00pm on the date of arrival, and the premises must be vacated by 10.00am on the day of departure. A $200 per hour penalty fee will be charged for late check-outs. Return the keys to the agent in normal office hours. The agent shall be entitled to charge the tenant costs of replacing keys lost or unreturned.
NUMBER OF PERSONS: The number of persons MUST NOT EXCEED the number agreed to with the agent at the time of booking. The premises must be kept clean at all times. A breach of this condition will permit the owner to refuse a key, amend the rental or immediately terminate the tenancy.
THE TERM- the premises are rented for holiday rental purpose only, and for the term state on the receipt.
TELEPHONE -Where a telephone service is connected to the premises, an additional charge of $20 per week will be incurred. This is to cover local phone calls only. Please be advised that long distance phone calls cannot be made from any of our holiday lettings.
NO PETS -The tenant will not under any circumstances keep any animals/pets on the premises.
GARBAGE- is to be put into the receptacles provided which shall be put out by the tenant on the street for collection on the applicable nights. Excess garbage will be charged from $130 per collection.
CLEANING - Please assist by leaving the premises in reasonably tidy and clean condition.
BREAKAGES -The tenant will take all reasonable care of the premises and promptly report to the agent any malfunctions, damages and losses. The tenant will pay to the agent all costs incurred by the agent caused solely by the tenants occupancy of the premises including repairs, replacements, interruptions to connected services, excess garbage removal, excess sullage removal and cleaning in excess of the minimum charged. The agent shall be entitled to recover such costs from any deposits or bonds held by the agent but without limiting the liability of the tenant. The tenant shall not make any improper use of the septic, sullage, drainage systems and other services connected to the premises.
NOISE POLLUTION: - The tenant shall not cause nuisance to neighbours and will comply with any statutory laws, by-laws and regulations applicable to the premises.
NO RESPONSIBILITY - Neither the agent or the principal are responsible for the tenants effects kept or left at the premises. The agent will check inventories but is not obliged to check inventories on the arrival or departure of and with the tenant but may do so if the agent believes it necessary.
INSPECTIONS--The tenant will permit the agent and persons authorised by the agent to enter the premises during the term for the purpose of necessary repairs, investigation of complaints or inspection by prospective tenants and purchasers and the agent will give due regard to the tenants right to quiet enjoyment.
LINEN - is not supplied, and we ask that guests supply their own linen. Linen can be hired on a weekly basis at reasonable rates.
BOOKINGS ARE MADE IN GOOD FAITH BY THE AGENT but may be subject to any changes as may be notified by the owner prior to the commencement of the booking. The agent cannot accept responsibility for actions taken by the owner of the premises outside of his/her control. The agent cannot be held responsible should a property be sold and the booking cancelled. Every reasonable endeavour will be made to offer alternative accommodation should this occur.
TELEPHONE & POSTAL BOOKINGS-we accept no responsibility for misdescriptions of the property particularly with regards telephone and postal bookings. Information is given in good faith. Tariffs quoted are correct at time of printings and are subject to change with out notice.
GST - If the landlord makes a taxable supply in connection with this holiday tenancy agreement, for a consideration, then the tenant must also pay, at the same time and in the same manner as the value is otherwise payable, the amount of any GST in respect to the taxable supply.
A breach if any of the above conditions will permit the owner to refuse a key, amend the rental or immediately terminate the tenancy. No refund will be paid on the termination of tenancy.
