“…investors who manage their own rental properties in fact received
lower yields and exposed themselves to greater financial risk”

Rest Assured, Your Investment Is In Good Hands.

The benefits of employing Raine & Horne to manage your valuable investment property

The remarkable increase in property values over the past two years has seen a surge in the number of Australians turning to property as a viable investment option. Figures released by the Australian Bureau of Statistics (ABS) last year indicated that approximately half of all new loan applications had been to purchase an investment property. Contrary to popular belief, ABS research also shows that over three quarters of the people who own properties that they rent out are actually on moderate incomes (the average couple who owns an investment property has a combined income of less than $65,000 per year). The fact that the majority of property investors are not the wealthy elite makes it all the more pertinent that a property manager be employed to ensure the owner receives maximum return on their investment.

Not all property investors are this shrewd however, many believing they can save money by managing the property themselves. In September last year, Chris Fitzpatrick, President of the Real Estate Institute of NSW (REINSW) released a statement stating that investors who manage their own rental properties in fact received lower yields and exposed themselves to greater financial risk. According to figures released by the ABS, investment properties managed by real estate agents attract higher rents than those managed by owners.

In some instances however it may not be the financial cost of employing a real estate agent which deters many property investors (after all, management fees are tax deductible). Some believe they can do a better job themselves or are not sure which real estate agency will provide real value for money. At Raine & Horne, we believe that our level of service and benefits to property investors are amongst the highest on the Peninsula. Here are just a few reasons why:

Your property manager shouldn’t allow potential tenants to inspect your property unaccompanied?
At Raine & Horne, a member of our staff is always present when showing potential tenants. This is not only for security reasons, but also enables us to “sell” the benefits of living in the property and resolve any apprehensions the potential tenant may have.

Is the property manager a member of the Real Estate Institute?
We are members of the Real Estate Institute of NSW (REINSW) and are bound by the Institutes Code of Ethics guaranteeing ethical and professional conduct at all times.

Your property manager should be up to date with current legislation?
As members of the REINSW we regularly attend seminars and training workshops to ensure we have an up to date understanding of constantly changing property legislation. We have a thorough knowledge of the rights of owners and tenants. My employing a professional, educated property management team means prevents the possibility of the owner facing severe financial penalties through non-compliance.

Will your property manager act in your best interests at all times?
Our primary concern is to maximise the return on your investment and maintain it’s earning potential in a careful and ethical manner. This ensures our clients enjoy capital growth and high rent while having the peace of mind that their investment is protected.

Your property manager should advise you of ways to maximise your rental income – ALL YEAR ROUND
At Raine & Horne we are experts, not only when it comes to leasing properties long term, but also holiday accommodation. Provided your property is suitable, it can be financially lucrative to lease it to tenant’s long term during off peak holiday times and seek holiday tenants over Christmas when rents are at a premium. In these instances, we can advise on furnishing your home so it appeals to both types of tenants.

Your property manager should advise you on the appropriate insurance cover
There is nothing worse than having a property inadequately insured when it comes time to make a major claim. Your property should be insured to cover any disaster. We can advise you on which type of insurance is appropriate for your needs.

These are but a few of the services we believe make Raine & Horne a step above the rest.
