IS YOUR PROPERTY SUITABLE FOR HOLIDAY
ACCOMMODATION?
Owning a holiday
home can be a dream come true for many. You have the luxury of escaping
whenever you feel the urge and tenants can assist with mortgage
repayments or provide a lucrative return when you arent using
it. The potential for capital growth in property values can also
make such an investment very profitable indeed.
Most houses
located on the Barrenjoey Peninsula with an outlook are suitable
for holiday accommodation. Every month we receive hundreds of enquiries
from people seeking to rent holiday homes on the Peninsula. During
peak times such as Christmas and school holidays the numbers run
into the thousands. BUT, before offering your property for lease
there are a few factors you should consider:
Location the closer your property is to the water,
particularly the ocean, the higher the rent tenants will be prepared
to pay. Proximity to bus stops, restaurants, cafés
and shops are also a big drawcard.
View & aspect a property with a nice outlook will
also attract premium rent. Tenants also like a sunny, protected
outdoor entertaining area.
Parking off street parking is desirable.
Furniture the furniture and appliances supplied in
holiday homes are vital for the presentation and successful leasing
of your property. We recommend you purchase solid, hard wearing
easy to clean furniture. A casual beach -style decor is very popular.
Linen tenants are asked to supply their own linen
however we recommend landlords supply quality pillows, blankets/doonas,
bedspreads, mattress and pillow protectors for each bed.
Utensils & dinnerware Another essential requirement
is that enough matching; dinnerware, glasses, cutlery for each guest
and sufficient cooking utensils be provided.
Appliances most tenants expect the same appliances
they have at home. Whilst a dishwasher is appreciated, the latest
Smeg appliances or cappuccino machine arent expected. It goes
without saying that all appliances must be clean and in good working
order. We recommend that you have all appliances serviced on an
annual basis to avoid costly call out over Christmas.
Unique there are many homes on the Peninsula available
for lease so it pays to make yours a little special or unique.
Upon inspecting
your property we can provide assistance and advice regarding ways
in which you can make your home more appealing to potential tenants
and achieve a higher rent. Its a good idea to do it right
the first time so the same tenants return year after year.
